Had tenants who we thought were great right up until a month before AST ran out, they had already said they were going to move on at the end of six months due to his job. The pair of them were working in good jobs and all the references came back with good comments. The rent was paid in advance and I thought we had found dream tenants.

When I rang a couple of times I always spoke with the woman, she was pleasant enough if not a little distant, until I said I we needed to call at the property as a neighbour had reported a leaking gutter. She became really angry saying the neighbours had no right to phone us as they lived there and didnt have a problem with anything. Thought her attitude was very off, thinking that she was worried about taking time off work, but we had to go and fix the gutter as it was affecting the neighbour and calmed her down saying that it was ok we would not require access to the property.
When we turned up at the property all the curtains were drawn, with condensation on the upstairs windows and it seemed like no-one was in. I left the builder to fix the gutter and I went next door to visit the neighbour.
Edith complained about the constant comings and going next door at all times of the day and night and the gangs of foreign looking types in cars who were regular callers and always late at night, she said they would stay for 5 minutes then roar off at top speed to the top of the street. She complained for a good hour and I promised I would speak with the tenants. When I got outside the builder came down the ladder and told me I had bigger problems, when he was up the ladder he could see in the front bedroom over the top of the curtains and he said there were rows of plants under lights in the room. I had a cannabis farm in my house! I panicked, I didnt know what to do, was I in trouble? I called my husband and got him round as fast as he could and he brought the police with him.
The police took away over 500 plants and thousands of pounds worth of growing equipment from the house. It turned out that there was a vietnamese gang paying people to rent properties around the local area then turning them into cannabis factories. The police were able to arrest the ringleaders of the gang and the people who were supposed to have been my tenants who were charged as accessories. I was lucky due to the neighbour complaining, it meant I reported it instead of getting a knock at the door from the boys in blue and getting arrested and charged as well. As landlords we have a duty to carry out regular checks on properties. It keeps us on the right side of the law

Thank goodness nothing like this has happened to me! Just shows how important it is to make regular checks. Come to think about it, I may have a few overdue so its time to get round there and stop putting it off!

AAARRRGGGHHHH!!!!
Pulling my hair out with my tenant. He has recently lost his job, wife and way in life and has just totally imploded. He used to be a really decent guy and i know he has been through the mill with his relationship but empathy and understanding dont pay the bills and he is really starting to rack up arrears- 3 months owed so far. I have been patient and understanding and am now losing any sympathetic thoughts I may have had.
What can I do?

There are a few things you can do.....
1. Dont worry
2. Inform Tenant you have been understanding so far but unless the rent arrears are cleared or an arrangement is made that you are satisfied with, you will have no other option but to start legal proceedings for eviction
3. Take Action - Call the eviction Specialists at Legal4Landlords
4. Find a new tenant
